 We get this question a lot.  Is finding a potential $100,000 problem in your home worth a few hundred dollar inspection?  Of course it is.  Let’s understand the issue and why a stucco inspection is the most valuable information you can get on a stucco home. 

 

Stucco Problems are invisible, Until they are not.

     

Most people did not get a stucco inspection even though a lot of serious problems are happening to stucco homes in Calgary.   Often limited deficiencies get spotted and ignored on visual inspections with unqualified stucco inspectors. With a trained eye these 'minor' deficiencies often lead to more pronounced problems, such as trapped moisture, wood rot and mold eventually leading to structural failures. If left undetected, which they often do, they can lead to very expensive repairs, air quality and health issues.  Best to find them before they become a more serious problem. 



While you may think having regular home inspectors is sufficient. General home inspectors do not have the experience or education to identify potentially serious problems correctly. If they make a mistake and miss an issue, it can lead to thousands of dollars in repairs. A basic home inspection in general is strictly a visual inspection, where stucco issues commonly lie under the surface.  Another problem with general inspections is noting hairline cracking and staining as a deficiency which, although visually unappealing, are a common issues with stucco and may not be as serious as initially thought. Numerous times this leads to withdrawing offers or conditions that may lower the value of your property.  Easy way to avoid these false negatives is to have a stucco inspection to verify the condition of your homes exterior. 


Unfortunately, in Alberta there are very few qualifications to become a Stucco contractor. A scary thought is that you, as you read this, have all the qualifications to start a stucco company right now! Not suggesting that is a good idea, but in all honesty a lot of contractors starting out do. This makes the opinions of some stucco contractors less than trustworthy, not to mention the possibility of them ‘up-selling’ the amount of actual repair work that needs to be done. We strive to provide the most thorough and unbiased report as to the condition of your home. Although we have the ability to complete the repair work, that is not our objective when completing our inspections. Our goal is to provide you all the information you need to make an informed decision about the purchase or sale of a property or provide a roadmap to plan for any necessary repairs or maintenance.


When buying, or selling a stucco home stucco testing is critical. Generally, if problems with mold and rot behind the stucco are identified by a buyer, the sellers will typically provide credit.  As a seller if any problems are addressed prior to selling, it can actually save you money and give the future homeowners piece of mind they're buying a well looked after home.  When purchasing its important to remember thorough stucco inspection is not generally provided by a traditional home inspection. It is important to use a company that specializes in stucco so major problems are not missed leaving you with expensive repairs. 


   

Visual, non-invasive inspection. 

     

  • Non-invasive stucco inspection generally involves a visual inspection of the stucco followed by an infrared  scan.  Although this kind of inspection can provide clues to the condition of the sheathing, it can not identify the most common issues.   The reason for this, is that rotted wood substrate will not on its own  provide a thermal signature.  Therefore, this inspection is not the preferred method for stucco inspection but may provide information that warrants a more in depth inspection.     

Invasive Stucco Inspection

 

  • Invasive “stucco inspection” is often  referred to as “stucco testing”.  In this process, small probes are  inserted through the stucco system.  These probes are connected to a  moisture meter.  The meter shows the moisture level of the substrate.   If there is high moisture content, an additional step is taken which is a  core sample.  A core sample is a slightly larger hole, about the size of a quarter, that allows the inspector to view the substrate and document its condition.  If there is wood rot it will be visible with the core sample.  Once readings are documented, the holes are re-sealed.
